In September, the rental price for moderately renovated apartments in the capital increased by 2.8 percent.

The rate for fully renovated apartments increased by 1.4 percent.

In September, the continuation of rent price increases for housing in Tashkent was observed. This was reported by experts at the Institute for Macroeconomic and Regional Studies  here. 

During the month, the average rent prices for moderately renovated apartments in the capital increased by 2.8 percent compared to August, while fully renovated apartments saw a 1.4 percent increase. "The expectations regarding the increased demand for moderately renovated housing affected the rent prices for such properties," noted the IMRS.

Specifically, in September, the average rent price for a one-room moderately renovated apartment increased by 2.4 percent compared to August, two-room apartments by 3.4 percent, three-room apartments by 3.2 percent, and four-room apartments by 2.1 percent.

The relatively cheaper rent prices for moderately renovated apartments were offered in Sergeli (one-room — $291, two-room — $363, three-room — $403, four-room — $463) and Olmazor (one-room — $306, two-room — $362, three-room — $426, four-room — $503) districts.

The most expensive rent prices were observed in Mirabad (one-room — $358, two-room — $445, three-room — $548, four-room — $721) and Yakkasaray (one-room — $343, two-room — $460, three-room — $611, four-room — $631 USD) districts.

Fully Renovated Housing Rentals

During the month, although the rent price for three-room houses decreased by 0.9 percent, the rent price for two-room houses increased on average by 1.1 percent, for four-room houses by 2.3 percent, and for one-room houses by 3.1 percent.

The cheapest rent prices for fully renovated houses were offered in Sergeli (one-room — $331, two-room — $428, three-room — $506, four-room — $634) and Uchtepa (one-room — $393, two-room — $453, three-room — $538, four-room — $717) districts.

The most expensive rent prices were observed in Mirabad (one-room — $474, two-room — $678, three-room — $967, four-room — $1278) and Shaykhontohur (one-room — $442, two-room — $708, three-room — $1004, four-room — $1272) districts.

The rent prices were analyzed based on open data obtained via web scraping from the olx.uz platform. This analysis utilized 52,000 records for August 2024 and 51.9 thousand records for September, after excluding the upper and lower 5 percentile thresholds of price ranges for both periods.
