According to data from the Institute for Macroeconomic and Regional Studies (IMRS), housing rental prices in Tashkent city increased in September 2025 compared to August. The prices were analyzed based on over 28,000 listings from the olx.uz platform.
Reasons for the increase:
The decrease in the dollar exchange rate — this led to an increase in prices quoted in dollars.
The start of the academic year — prices increased due to higher demand.
Average rental price for apartments with average renovation:
1-room: 318 → 334 dollars;
2-room: 394 → 412 dollars;
3-room: 477 → 502 dollars;
4-room: 537 → 556 dollars
Average rental price for fully renovated apartments:
1-room: 413 → 435 dollars
2-room: 580 → 614 dollars.
4-room: 1185 → 1201 dollars
Most affordable districts:
Sergeli, Uchtepa — 293–474 dollars (average renovation); 318–588 dollars (full renovation)
Most expensive districts:
Yakkasaroy, Shaykhontokhur, Mirabad — 402–1462 dollars
The analysis studied 28.2 thousand listings for September 2025 and 31.6 thousand for August. The top and bottom 5 percent of data by price were excluded.
