According to the analysis of the Center for Economic Research and Reforms, the high activity in the market in March is mainly related to the escrow settlement system introduced from April. In April alone, 23,300 housing transactions were formalized.
By region
The highest growth rates in sales were recorded in Syrdarya region — the number of transactions increased by 50 percent in January–April. In Andijan region, growth amounted to 42 percent. In the city of Tashkent, housing sales increased by 46 percent since the beginning of the year.
The activity in the housing market is also linked to the increase in construction volume. By the end of 2025, 15.9 million square meters of housing were put into operation, which is 2.8 percent more than the previous year.
Differences in construction volume persist among regions. In 2025, 136,100 sq.m of housing were delivered in Syrdarya region, while in Andijan it was 1.33 million sq.m, and in Tashkent city nearly 1 million sq.m of housing were put into operation. The highest indicator was in Tashkent region, where nearly 2 million sq.m of housing were built. By the end of the year, 3,500 new apartments are expected to be delivered in Syrdarya. Overall, in 2026, it is planned to put 140,000 new dwellings into operation across the republic.
Secondary market prices
In the secondary housing market, prices increased by an average of 8.5 percent compared to the same period last year. The highest growth was 20 percent in Syrdarya region, 16.5 percent in Surkhandarya, and 16.3 percent in Bukhara.
In January–April 2026, prices increased by an average of 2.9 percent. The highest growth was observed in Surkhandarya (7.4 percent), Samarkand (6.3 percent), and Khorezm (6.2 percent) regions.
The most expensive housing market remains the city of Tashkent — in April, the average price per 1 sq.m on the secondary market reached approximately $1,150. Next are Samarkand region (nearly $900) and Tashkent region ($690).
Prices in Tashkent city
In Tashkent, secondary housing prices continue to rise. On an annual basis, the average value per 1 sq.m increased by 6.1 percent. The highest growth was observed in Mirzo Ulugbek district (9.2%), Mirabad (9%), and Chilanzar (8.3%) districts.
Growth in the primary market is even higher — 8.8 percent compared to April last year. The highest indicators were recorded in Yunusabad (17.3%), Mirzo Ulugbek (16.8%), and Bektemir (11.3%) districts.
Rental market
In April, the average rental value in Tashkent was $9.2 per 1 sq.m. This is 9.1 percent higher than last year. The most expensive rentals are in Mirabad, Shaykhontohur, and Yakkasaray districts — around $11 on average.
The highest annual growth rates were in Yashnabad (18.2%), Bektemir (16.7%), and Yunusabad (14.3%) districts.
Thus, the rental market in the capital is growing faster than the housing sales market. Over the year, rental prices increased by an average of 9.1 percent, while the overall housing price index amounted to 7.6 percent.
