After two consecutive months of decline, the real estate market showed a steady recovery in April. The volume of transactions increased by 20 percent over the month, amounting to 24,000. This was reported in the report of the Center for Economic Research and Reforms.
The regional dynamics in the real estate market in April demonstrated a stable growth, with no regions recording a decrease in the volume of transactions.
The most significant growth in activity was recorded in Namangan (39 percent), Samarkand (29 percent), and Bukhara regions (27 percent).
In April, the average price of residential properties in the secondary market in Uzbekistan increased by 1.3 percent compared to the previous month.
The annual growth amounted to 2.4 percent. The highest growth rates were recorded in Jizzakh, Surkhandarya, and Khorezm regions, as well as in the Republic of Karakalpakstan.
The real estate market in Tashkent city demonstrated relative stability in April. The average price of residential properties in the secondary market remained almost unchanged (decreased by 0.3 percent).
The annual account showed a decrease in prices in both the primary and secondary real estate markets.
The average price of secondary residential properties decreased by 6.3 percent, while the decrease in the primary residential segment was 4.2 percent. The largest decrease in secondary residential property prices was observed in Chilanzar (10.7 percent), Mirzo Ulugbek (9.4 percent), and Yashnobod (8.2 percent) districts.
The most significant decrease in primary residential property prices was observed in Uchtepa (15.3 percent), Shaykhontohur (13.3 percent), and Yunusabad (8.8 percent) districts.
Rental prices in Tashkent city in April remained stable. The average rental price maintained its previous month's level, amounting to 8.1 dollars per square meter.
The rental prices in the capital's Mirabad, Shaykhontohur, and Yakkasaray districts remain relatively high. In these districts, the rental price averages 10.4 dollars per square meter.
The annual account showed a slow down in the decrease of average rental prices to 3 percent. The most significant decrease in rental prices over the year was recorded in Uchtepa, Yunusabad, and Mirzo-Ulugbek districts.
