Specialists of the Institute for Macroeconomic and Regional Research analyzed rental prices for housing in July 2024 in the city of Tashkent here.
In July, rental prices for moderately renovated apartments in Tashkent continued to decrease, whereas rental prices for fully renovated apartments showed a slight increase. Specifically, the rental prices for moderately renovated apartments decreased by an average of 0.7 percent compared to June, while rental prices for fully renovated apartments increased by an average of 0.3 percent.
Average rental prices for moderately renovated housing
In July 2024, rental prices for 1-room moderately renovated houses increased (0.2 percent) compared to June, while rental prices for 2-4 room houses decreased. Specifically, rental prices for moderately renovated 2-room houses decreased by 0.4 percent, 3-room houses by 1.1 percent, and 4-room houses by 1.6 percent.
Relatively affordable rental prices for moderately renovated apartments were offered in Sergeli (1-room – 273 US dollars, 2-room – 335 US dollars, 3-room – 379 US dollars, 4-room – 420 US dollars), Olmozor (1-room – 288 US dollars, 2-room – 343 US dollars, 3-room – 417 US dollars, 4-room – 451 US dollars) districts, while the highest rental prices were observed in Yakkasaroy (1-room – 348 US dollars, 2-room – 438 US dollars, 3-room – 574 US dollars, 4-room – 604 US dollars) and Mirabad (1-room – 334 US dollars, 2-room – 433 US dollars, 3-room – 557 US dollars, 4-room – 713 US dollars) districts.
Fully renovated housing rentals
In July 2024, average rental prices offered for fully renovated 1-room houses decreased compared to June, while average rental prices for 2-room, 3-room, and 4-room houses increased. During this period, 1-room houses saw a decrease in rent by 1.5 percent, while 2-room houses increased by an average of 0.9 percent, 3-room houses by 1.2 percent, and 4-room houses by 0.6 percent.
The most affordable rental prices for fully renovated houses were in Sergeli (1-room – 341 US dollars, 2-room – 400 US dollars, 3-room – 506 US dollars, 4-room – 591 US dollars) and Uchtepa (1-room – 359 US dollars, 2-room – 438 US dollars, 3-room – 552 US dollars, 4-room – 671 US dollars) districts, with the highest rental prices observed in Mirabad (1-room – 447 US dollars, 2-room – 736 US dollars, 3-room – 1042 US dollars, 4-room – 1300 US dollars) and Yakkasaroy (1-room – 443 US dollars, 2-room – 658 US dollars, 3-room – 388 US dollars, 4-room – 1170 US dollars) districts.
Rental prices were analyzed based on openly available data obtained via web scraping from the "olx.uz" platform. This utilized 49.4 thousand records for June 2024 and 52.6 thousand records for July. For both periods, the analysis was conducted after excluding the top and bottom 6 percent quantiles of the price range.
